How often should I sealcoat?
For most lots and driveways, every two to three years is a good rhythm, adjusted for traffic and exposure. Sealing too often wastes money; waiting too long lets damage start. We will recommend a sensible interval.
Should cracks be filled before sealing?
Yes. Sealcoat protects the surface but does not bridge cracks. We rout and fill cracks first so water stays out of the base, then seal over the top.
